Home Repairs Accepted

We submitted our list of required repairs to the home owner.  Many of our requests were accepted.  We were a little worried about the AC system, since replacing the coil will be quite a large expense.

We also had several less important and minor things on the list.  We were relieved when the owner came back and stated they would replace the AC coil.  Several of the other items on the list the owner agreed to fix as well.  There were a few that they stated they would not fix, but most of these are not an issue. 

Here are a few things I have learned from this experience.

  • When requesting home repairs from a seller, pay careful attention to how you phrase your requests, and what your request; the results may differ from your expectations. For example, we had requested that some wiring issues be addressed with fixtures that had been added to the home, the wiring and the fixtures were removed.
  • For some high cost, but not urgent repairs, get a quote and have the seller reduce the purchase price of the home by that amount.
  • Details, details, details… Be specific in the repairs you do request. Many sellers may be likely to install products of a product of lower value than you would install if you had gotten the repair done yourself.  We discovered that our new coil does not have access panels, this will make annual cleanings more difficult.
